The average sale price of a home in Türkiye stood at about 5.31 million Turkish liras in August 2026, according to the August Housing Value Report prepared by property portal Emlakjet and data firm Endeksa, as reported by Turkish media on Sept. 22.
The report put the national average price per square meter at 42,488 liras, up 23.5% in nominal terms compared with a year earlier. Prices still lagged behind inflation: in real terms, average prices per square meter declined in all 30 provinces with the highest sales volumes, as well as in all five of the most populous provinces.
Istanbul remains the most expensive
Istanbul had the highest average sale price among the country's five largest provinces at 7.36 million liras, about 1.4 million liras more than a year earlier. Izmir followed at around 6.57 million liras, ahead of Antalya at 6.13 million, Ankara at 5.13 million and Bursa at 4.74 million.
Ankara recorded the strongest annual price growth among large markets, with prices per square meter rising 28.2% in nominal terms, corresponding to a 2.6% real decline. Istanbul posted a nominal increase of 27.2% (a real fall of 3.4%), while Antalya, a key market for foreign buyers, rose 24.9%, or 5.1% less than inflation. Bursa and Izmir saw nominal gains of 21.3% and 20.6% respectively.
Rents: Muğla second only to Istanbul
On the rental side, the average monthly rent nationwide was 28,040 liras, a nominal increase of 22.3% and a real decline of 7.1% over the year, according to the report.
Istanbul had the highest average rent, at 45,510 liras per month. The coastal province of Muğla, home to holiday and expat hubs such as Bodrum, Fethiye and Marmaris, ranked second with an average of 40,940 liras, underlining how tourism-driven demand shapes housing costs along the Aegean coast.
The report's findings broadly match official data. The central bank's own house price index showed a 23% annual nominal rise in August and a 6.5% fall in real terms, while TurkStat recorded 127,410 home sales in the month, 14.7% fewer than a year earlier.
Endeksa's figures are based on listing and valuation data and may differ from official statistics, which measure completed transactions and quality-adjusted price changes.
