Owners who rent out homes to tourists in Türkiye now have a fixed 30-day window to correct missing, faulty or outdated paperwork behind their holiday rental permit. If they do not, the permit will be cancelled, under a regulation change published in the Official Gazette (Resmî Gazete) on Tuesday, 27 October.
The amendment was prepared by the Ministry of Culture and Tourism and took effect on publication. It rewrites part of Article 12 of the regulation on renting homes for tourism purposes, first published on 28 December 2023. That regulation puts into practice Law No. 7464, which since 1 January 2024 has required a ministry permit for short-term lets of up to 100 days.
What changes
Under the new wording, if the ministry finds that the documents a permit was based on are incomplete or do not meet the rules, the permit holder is given 30 days to put them right. The same 30-day period applies when information or documents on file have changed, according to reports on the amendment by BirGün, CNBC-e and Hürriyet’s business site Bigpara.
If the problem is not fixed by the end of the 30 days, the holiday rental permit (turizm amaçlı kiralanan konut izin belgesi) for that home will be cancelled. The published reports do not mention a new fine in the amendment itself; the sanction is losing the permit.
What it means for foreign owners
The change matters most for owners whose permit file no longer matches their current situation, because changed information or documents also start the 30-day deadline. Owners abroad often rely on a representative with a power of attorney, so they should make sure someone can receive official notices and respond in time.
Letting a home without a valid permit can lead to heavy fines. Our holiday rental permit guide explains who can apply, the unanimous consent rule in apartment blocks and the plaque requirement.
Owners should check that the details held by the ministry still match their title deed, consents and contact address. Rental income from holiday lets must also be declared each March; see our guide to rental income tax for foreign landlords and the wider annual costs of owning property in Türkiye.
