Owners of homes and land in Türkiye can pay the second instalment of this year’s property tax (emlak vergisi) from 1 November, with 30 November 2026 the last day before late-payment interest is added, Takvim and other Turkish media reported on Tuesday.
Property tax is collected by municipalities in two instalments a year. The first is paid in March, April and May, and the second in November.
Late interest and how to pay
Unpaid amounts attract late-payment interest of 3.7% a month, according to the reports. In the example given by Sabah, a tax debt of 6,000 lira grows to 6,222 lira after one month.
The tax can be paid at municipal cash desks, on municipalities’ official websites, through e-Devlet (the state’s online services portal) and the Revenue Administration (GİB) systems, and at bank branches that have agreements with the municipality, by EFT, bank transfer or credit card. Owners can check what they owe through the Internet Tax Office (İnternet Vergi Dairesi) service on e-Devlet or through municipal online services, Takvim reported.
How the bill is calculated
The reports gave the example of a home in a metropolitan municipality, taxed at 2 per thousand of its property tax value plus a 10% culture contribution. A home with a 2026 tax value of 3 million lira would owe 6,000 lira in tax plus 600 lira in culture contribution, a total of 6,600 lira, of which 3,300 lira falls due in the second instalment, TGRT Haber reported, citing Sabah.
A zero rate applies to a single home of up to 200 square metres gross for people with no income, pensioners whose only income is a social security (SGK) pension, veterans, disabled people and the widows and orphans of martyrs, the reports said. Anyone who owns more than one home, even a partial share, cannot use the exemption.
Selling a property
Takvim noted that the seller is responsible for the property tax for the year of sale, and that unpaid tax blocks the title deed transfer at the land registry.
