**Key points**
– Dalaman town is about 6 km from Dalaman Airport and Göcek about 22 km, according to the airport operator. – Göcek is a neighbourhood of Fethiye district. Dalaman is a district in its own right. – MUTTAŞ buses link both with the airport, Fethiye and Ortaca. – Göcek lies inside the Fethiye-Göcek Special Environmental Protection Area, where the Environment Ministry makes the zoning plans.
This is general information, not legal or financial advice. Check rules that affect you with a lawyer or the relevant official office.
Where they are
**Göcek** was a separate town (belde) until 2013, when it became a neighbourhood of Fethiye municipality. It had 4,987 registered residents in 2022. It faces the Gulf of Fethiye, with the Göcek islands and coves offshore.
**Dalaman** is a district of 25 neighbourhoods with 47,482 residents in 2022. The town sits on the coastal plain of the Dalaman River, which forms much of the district’s western border with Ortaca and Köyceğiz. The airport operator describes the plain as the most fertile in Muğla.
Step 1: Work out how you will get there
### From Dalaman Airport
Dalaman Airport (DLM) is a 10-minute drive from Dalaman town and about 25 minutes from Göcek. Muğla Metropolitan Municipality’s transport company, MUTTAŞ, runs two useful airport lines:
– **48-25 Fethiye Otogar – Dalaman Airport:** stops in Göcek (at the BP and Petrol Ofisi stops) in both directions. Return departures from the airport follow flight landing times, and buses meet domestic arrivals. There are no reservations or advance tickets. – **8-11 Dalaman – Airport:** a 17 km line between Dalaman bus station, the town centre and the airport.
Cards are accepted on board. Check the MUTTAŞ site for current times. See also our guide to getting from Dalaman Airport to Fethiye by bus and AJet’s planned Dalaman and Bodrum routes to Germany for summer 2027.
### Local and intercity lines
MUTTAŞ lists these lines in the area:
– **3-50 Fethiye – Göcek:** a 35 km route via Yanıklar and İnlice. – **48-2 Fethiye – Dalaman:** stops at Göcek and Dalaman bus station. The municipal subscription card is not valid on this line. – **8-16:** short routes from Kapıkargın and Kargınkürü into Dalaman centre. – **8-12 Dalaman – Sarıgerme**, **8-13 Dalaman – Sarsala** and **48-12 Dalaman – Köyceğiz.**
Step 2: Choose an area
### Göcek
Göcek is a compact, low-rise town built around its marinas. The airport operator notes daily boat trips from Göcek to bays such as Sarsala and Bedri Rahmi. Rents and prices here are the highest in this guide (see Steps 7 and 8).
### İnlice and Yanıklar
**İnlice** and **Yanıklar** are Fethiye neighbourhoods on the road between Göcek and Fethiye, both served by line 3-50. Some 3-50 buses run to İnlice beach. Both are cheaper than Göcek for rent, according to Emlakjet.
### Dalaman town
Dalaman is a district town with a state hospital, a bus station and a 10-minute trip to the airport. Central neighbourhoods include Merkez, Hürriyet, Ege, Karaçalı and Atakent. It is the cheapest of the areas in this guide for both rent and purchase (see Steps 7 and 8).
### Kapıkargın, Kargınkürü and Şerefler
These are official Dalaman neighbourhoods outside the town; the airport operator highlights the Kapıkargın waterfall. Kargınkürü and Kapıkargın were named in reports on the October 2026 floods, and the road to Şerefler was closed (see Step 4).
Step 3: Understand the seasons and the climate
Long-term averages for Dalaman from the Turkish State Meteorological Service (as cited by Wikipedia) show average highs of about 34°C in July and August and about 16°C in January, with January lows near 6°C. Around 981 mm of rain falls a year, mostly in winter.
Spend part of a winter here before you buy, and ask how a property is heated and copes with damp.
Step 4: Know the flood risk in Dalaman
On 28 October 2026, heavy rain sent the Tersakan stream over its banks. AFAD, fire crews and the security forces used boats to rescue residents trapped in streamside homes, and some streets and neighbourhood entrances were closed. Kargınkürü, Darıyeri and Kapıkargın were among the areas named in later updates. See our report on the Dalaman floods and AFAD boat rescues.
Before you commit to a home on the plain, ask neighbours and the municipality whether the plot has flooded before, check whether garages or boilers sit below road level, and ask whether a home insurance policy covers flooding.
Step 5: Know the coastal and protected-area rules
### The Fethiye-Göcek Special Environmental Protection Area
The **Fethiye-Göcek Special Environmental Protection Area** (Özel Çevre Koruma Bölgesi, ÖÇK) was declared on 12 June 1988 by Council of Ministers decision 88/13019. It covers 805.37 km², including Göcek. Since 2010 the Environment Ministry has placed mooring buoys in the bays to protect seagrass beds damaged by anchors.
Zoning plans inside the ÖÇK are approved by the ministry’s Directorate General for the Protection of Natural Assets. In 2024 a Muğla court annulled a zoning certificate for a plot at Günlüklü Bay, near Göcek, because no implementation plan existed there, BirGün reported.
### The Coastal Law
Under the Coastal Law (Kıyı Kanunu, Law 3621 of 1990), the shore is state land, open to everyone; nothing may be built on it, and walls and fences are banned. Behind the shoreline edge line (kıyı kenar çizgisi), set by a commission of the governor’s office, runs a coastal strip of at least 100 metres. Buildings may come no closer than 50 metres to the line, and the land in between may only be used for footpaths, promenades and recreation. Where there is no implementation plan, nothing may be built in the strip at all.
Step 6: Set up daily life
### Markets
– **Thursday:** Dalaman open-air market, according to an airline travel guide. – **Sunday:** Göcek, in the covered market behind the municipal building, according to a local yachting guide.
Ask locally, as days can change.
### Healthcare
**Dalaman State Hospital** (Dalaman Devlet Hastanesi) has an emergency department and clinics including general surgery, internal medicine, obstetrics, paediatrics, orthopaedics and radiology. **Fethiye State Hospital** serves the Göcek side. Both are on the Muğla Health Directorate’s list of public hospitals.
Foreign residents usually need health insurance for their residence permit. See our explainers on health insurance for foreign residents and booking state hospital appointments through MHRS.
### Schools
State schools teach in Turkish, are free and accept resident foreign children; the Education Ministry has been easing their registration. We found no international-curriculum school in Göcek or Dalaman.
Step 7: Rent before you buy
Emlakjet’s data put average asking rents in September 2026 at 301 TL per square metre in Dalaman district (about 27,062 TL a month) and 508 TL in the Göcek neighbourhood (about 80,286 TL). The Fethiye district average was 351 TL. These are listing averages, not agreed rents. In a resort area, owners who let to holidaymakers in summer may offer only winter lets, so ask about the full year before you sign. Read our guide to renting a home in Türkiye as a foreigner, and note the annual rent increase cap for renewals.
Step 8: Buy with the right checks
According to Emlakjet’s market pages, which credit Endeksa for the data, homes in Dalaman district were advertised at an average of 52,668 TL per square metre in July 2026. Fethiye district averaged 79,747 TL in July, while the Göcek neighbourhood averaged 174,571 TL in September 2026. These are asking prices, and individual properties vary widely.
Points to check:
1. **Zoning.** Get the parcel’s plan status in writing. In Göcek, that means the ÖÇK plan held by the Environment Ministry; in Dalaman, the municipality. Forest, farmland and natural-site land may not be buildable. 2. **Coastal setback.** For anything near the sea, ask where the shoreline edge line runs. A garden, pool or wall on the shore or within 50 metres of the line is a red flag. 3. **Title and permits.** Ask for the title deed, building permit and habitation certificate (iskan). Our zoning amnesty explainer explains why an amnesty certificate is not the same thing. 4. **Land and self-build.** Read our guide to buying land and building a villa first. 5. **Holiday lets.** Renting a home to tourists needs a permit from the Culture and Tourism Ministry. In a building with more than one unit, all the other owners must agree. Read our short-term rental explainer before counting on rental income. 6. **Costs and residence.** Budget for the title deed fee and other buying costs. The thresholds are USD 200,000 for a residence permit in most cases and USD 400,000 for citizenship.
Our main buying guide covers the full process.
The yachting economy in Göcek
Göcek is a starting point for gulet (wooden boat) cruises. D-Marin Göcek alone lists up to 388 berths and dry storage for 150 boats. In December 2025, a Koç Holding subsidiary completed its USD 157.73 million purchase of the companies running the Göcek Village Port and Göcek Exclusive marinas and their hotel assets, Forbes Türkiye reported.
