Borrowing costs for home buyers in Türkiye remained high in September 2026, with the average interest rate on housing loans standing at 41.96%, according to weekly market data reported by Turkish media on Sept. 25.

The figure was up 3 basis points from the previous week. Advertised monthly rates on housing loans from banks ranged from roughly 2.87% to 3.70%, according to the same report. By comparison, average rates on vehicle loans were 45.54% and on general-purpose consumer loans 63.03%, while the average rate on Turkish lira deposits was 43.56%.

Central bank stays on hold

The Central Bank of the Republic of Türkiye (CBRT) left its one-week repo rate, the main policy rate, unchanged at 37% at its Monetary Policy Committee meeting on Sept. 10. The overnight lending rate was kept at 40% and the overnight borrowing rate at 35.5%.

In its statement, the bank said the underlying trend of inflation was declining despite monthly fluctuations, and that domestic demand remained weak. It flagged high energy prices as an upside risk and said the tight policy stance would be maintained until price stability is achieved, with decisions taken meeting by meeting. The committee also repeated that it could tighten policy further if inflation deteriorated significantly.

Annual consumer inflation was 31.51% in August and eased to 29.73% in September, according to TurkStat. The central bank's next rate decision is scheduled for Oct. 22, followed by a final meeting of the year on Dec. 10.

What it means for buyers

Mortgage-financed purchases have been growing this year despite high rates. TurkStat data show mortgaged home sales rose 27.6% in January–August compared with the same period of 2025, although they accounted for only 17.4% of all sales in August.

The amount buyers can borrow is also limited by loan-to-value rules. Under regulations introduced by the Banking Regulation and Supervision Agency (BDDK) in early 2026, the maximum share of a home's value that can be financed falls as prices rise and depends on the property's energy efficiency class, with lower limits for buyers who already own a home.

The rates cited are market averages; individual offers vary by bank and loan terms.
