Ölüdeniz, Hisarönü and Ovacık are neighbouring resort villages south of Fethiye, in Muğla province, with one of Türkiye’s best-known beaches, a paragliding mountain and many holiday villas. This guide covers transport, each area’s character, services, renting and buying, as things stand in October 2026.

**Key points**

– Ölüdeniz is about 14 km south of Fethiye town. Ovacık is about 9 km from the centre, on the same road. – Officially, Hisarönü and Ovacık are part of the Ölüdeniz neighbourhood (mahalle) of Fethiye. – MUTTAŞ buses link all three with Fethiye, and Fethiye with Dalaman Airport. – Life is strongly seasonal, and the nearest hospitals are in Fethiye town.

This is general information, not legal or financial advice. Check rules that affect you with a lawyer or the relevant official office.

Where they are

All three villages belong to Fethiye district and municipality. Ölüdeniz was a separate town (belde) until 2013 and is now a neighbourhood of Fethiye, with 6,132 registered residents in 2022.

The road from Fethiye climbs south to **Ovacık**, which sits on a small plateau at the foot of Babadağ mountain, about 9 km from the town centre. **Hisarönü** lies next to it, and the two have largely grown together. The road then drops to **Ölüdeniz**, on the coast about 14 km south of Fethiye, and about 5 km from Ovacık.

Because the three are one neighbourhood on paper, title deeds and market statistics usually say "Ölüdeniz Mahallesi" even for a villa in Ovacık or Hisarönü.

Getting there and getting around

### Dalaman Airport

Dalaman (DLM) is the nearest airport. MUTTAŞ, the transport company of Muğla Metropolitan Municipality, runs line 48-25 between Fethiye bus station (Otogar) and the airport, a 55 km route via Göcek. Departures from Fethiye are set day by day, while buses from the airport are timed to flight arrivals. There is no advance booking, and cards are accepted on board. From Fethiye you change to a local line; a transfer or taxi is simpler with luggage or a late flight.

See our guide to getting from Dalaman Airport to Fethiye by bus for timetables and winter changes.

### Local buses (dolmuş)

MUTTAŞ publishes the Fethiye district lines, including:

– **3-40 Fethiye – Ölüdeniz:** from the town centre past the bus station, through Ovacık and Hisarönü, to the Ölüdeniz nature park and Ölüdeniz centre. – **3-44 Fethiye – Kayaköy:** through Ovacık and Hisarönü, then over the hill to Kayaköy. – **3-46 Ölüdeniz – Babadağ:** up to the paragliding take-off area. – **3-42 Fethiye – Faralya – Kabak:** to the villages above Butterfly Valley.

Cards are accepted on board. Timetables change by season, so check the MUTTAŞ site, especially for late-evening and winter services.

The three areas

### Ölüdeniz: the beach and the lagoon

Ölüdeniz has a long beach and the sheltered lagoon that gives the resort its name. Its official English name is the Blue Lagoon. The lagoon area is protected as the Ölüdeniz-Kıdrak Nature Park, run by the nature conservation directorate of the Ministry of Agriculture and Forestry. It is a nature reserve where building is tightly restricted.

The village is given over largely to tourism, so most everyday services are up the hill or in Fethiye.

### Babadağ and paragliding

Babadağ rises to about 1,965 metres above Ölüdeniz, and it is one of Türkiye’s busiest paragliding sites. Pilots made about 167,000 flights there in 2021, according to figures reported by the state news agency AA. A cable car has run up the mountain since 2021, alongside the road. Each autumn the Ölüdeniz Air Games festival brings international pilots and air shows to the bay.

### Hisarönü: the resort strip

Hisarönü grew from a basic village in 1990 into a large resort, first developed to house visitors to Ölüdeniz, where new building is restricted. It is the commercial centre of the area, with bars, restaurants and shops, and is particularly popular with British holidaymakers. Beyond the strip it is mostly small hotels and private villas. Expect noise in high summer and quiet in winter.

### Ovacık: the residential side

Ovacık is generally quieter than Hisarönü, and one travel guide describes it as Hisarönü’s residential extension. It is also the closest of the three to Fethiye’s services.

### Kayaköy

**Kayaköy**, reached from Hisarönü on line 3-44, is a largely abandoned Greek village emptied after the 1923 population exchange. It is preserved as a museum village under state protection, and only a few restored houses are lived in.

Year-round and seasonal life

From spring to autumn, the three villages are full resorts. In winter many hotels, bars and restaurants close or cut their hours, and parts of Hisarönü can feel empty.

Ovacık and the residential streets of Hisarönü keep a year-round population, and Fethiye town provides most services in winter. Before buying, spend part of a winter in the area. A complex that is lively in August may be almost empty in January.

For a wider look at the district, see our guide to living in Fethiye. If you are comparing resort towns, our guide to living in Marmaris and İçmeler covers another Muğla resort area.

Climate

Fethiye’s long-term averages show highs of about 34 to 35°C in July and August and around 16°C in January. Annual rainfall is a little over 800 mm, mostly between November and February, often in heavy downpours.

Ask how a property is heated, whether it is damp and how it drains in heavy rain.

Healthcare

**Fethiye State Hospital** (Fethiye Devlet Hastanesi) is the main public hospital for the district. It has an emergency department, intensive care, a coronary angiography unit, chemotherapy and dialysis services.

For private care, the UK government’s list of medical facilities includes **Lokman Hekim Hospital** in Fethiye, with English-speaking staff. Both are in Fethiye, not in the villages.

Foreign residents usually need health insurance for their residence permit. See our explainers on health insurance for foreign residents and booking state hospital appointments through MHRS.

Schools

State schools teach in Turkish and are free. Foreign children living in Türkiye can enrol, and the Education Ministry has been easing school registration for foreign children. We could not confirm a school in the area with a fully international curriculum such as IB or British GCSEs, so families who need one should check before moving.

Shopping and markets

Hisarönü and Ovacık have supermarkets and local shops. Local tour operators and holiday companies list these weekly markets:

– **Monday:** Hisarönü – **Tuesday:** Fethiye’s main open-air market, the largest in the area

Ölüdeniz has no weekly market of its own. Days and locations can change, so ask locally before you go.

Renting

Emlakjet’s market data put the average asking rent in Fethiye district at 351 TL per square metre in September 2026, or about 38,624 TL a month. For the Ölüdeniz neighbourhood, which includes Hisarönü and Ovacık, the average asking rent was 346 TL per square metre, about 44,935 TL a month. These are listing averages, not the rents people actually pay.

Many owners let to holidaymakers in summer, so long-term lets can be scarce. Read our guide to renting a home in Türkiye as a foreigner, and note the annual rent increase cap for renewals.

Buying property

Most homes for sale are villas, apartments in holiday complexes and new-build projects. According to Emlakjet’s market page, which credits Endeksa for the data, homes for sale in Fethiye district were advertised at an average of 79,747 TL per square metre in July 2026. The Ölüdeniz neighbourhood averaged 93,404 TL per square metre, with an average asking price of about 15.5 million TL. These figures are based on asking prices, and individual properties vary widely.

Points to check:

1. **Protected areas and zoning.** Much of Fethiye district lies inside the Fethiye-Göcek Special Environmental Protection Area, declared in 1988, where the Environment Ministry is responsible for zoning plans. The Ölüdeniz lagoon is a nature park. Confirm the zoning status of any plot or building with the authorities before you pay. 2. **Title and permits.** Ask for the title deed, building permit and habitation certificate (iskan). Our zoning amnesty explainer explains why an amnesty certificate is not the same thing. 3. **Holiday lets.** Renting a home to tourists needs a permit from the Culture and Tourism Ministry. In a building with more than one unit, the other owners must agree unanimously. Read our short-term rental explainer before counting on rental income. 4. **Off-plan projects.** For homes not yet built, read our off-plan buying guide. 5. **Costs and residence.** Budget for the title deed fee and other buying costs. If you hope to use the property for a residence permit or citizenship, check the value thresholds first: USD 200,000 for a residence permit in most cases and USD 400,000 for citizenship.

Our main guide to buying property in Türkiye as a foreigner walks through the full process.

Practical tips

– **Visit in winter.** See which shops, restaurants and bus services stay open before you commit. – **Get the paperwork in order.** Our moving to Türkiye checklist covers the tax number, residence permit and other first steps. – **Budget for living costs.** See our cost of living in Türkiye guide for wider figures.

Bottom line

Ölüdeniz, Hisarönü and Ovacık suit people who want the beach and mountains on their doorstep, with Fethiye’s services a short drive away. Ölüdeniz is mostly given over to tourism, Hisarönü is the busy resort centre, and Ovacık is the most residential. Choose for how the area feels in winter, and check zoning and permits carefully before you buy.

Frequently asked questions

Q: How far is Ölüdeniz from Fethiye?

A: Ölüdeniz is about 14 km south of Fethiye town, and MUTTAŞ line 3-40 runs between the two via Ovacık and Hisarönü.

Q: Are Hisarönü and Ovacık part of Ölüdeniz?

A: Yes, administratively. Both belong to the Ölüdeniz neighbourhood of Fethiye, so title deeds and price reports often list homes there as Ölüdeniz Mahallesi.

Q: How do I get from Dalaman Airport to Ölüdeniz by bus?

A: Take MUTTAŞ line 48-25 from Dalaman Airport to Fethiye bus station, then a local bus such as line 3-40 to Ölüdeniz. Airport buses cannot be booked in advance, and card payment is accepted.

Q: Can I build on land near the Ölüdeniz lagoon?

A: Building is tightly restricted. The lagoon is a protected nature park, and much of Fethiye district lies in a Special Environmental Protection Area, so check zoning with the authorities before buying any plot.

Q: When is the Hisarönü market?

A: Holiday companies and local tour operators list a Monday market in Hisarönü and the main Fethiye market on Tuesdays. Check locally, as days can change.
