Çalış is the long beach suburb on the northern side of Fethiye, across the bay from the town centre and the harbour. It is one of the most popular areas in the district with holidaymakers and with foreigners who settle in Fethiye. This guide reflects the position in October 2026.

**Key points**

– Çalış is an area, not an official neighbourhood. Local addresses place it in the **Foça** neighbourhood of Fethiye. – Fethiye is about 48 km, or roughly 45 minutes, from Dalaman Airport, according to the airport operator. – MUTTAŞ lines 3-23 and 3-24 link Çalış with central Fethiye. – Çalış and neighbouring Koca Çalış are sea-turtle nesting beaches, with summer night-time noise rules. – Asking prices in Foça are well above the Fethiye district average.

This is general information, not legal or financial advice. Check rules that affect you with a lawyer or the relevant official office.

Where Çalış is

Fethiye district has 41 official neighbourhoods (mahalle), and Çalış is not one of them. It is a locality (mevkii) on the northern shore of Fethiye Bay, with a coastal promenade lined with hotels and Barış Manço Bulvarı as its main road. A hotel listing in Çalış gives its address as **Foça Mahallesi**, Çalış locality, and the local English-language paper Fethiye Times places the Çalış bird sanctuary in Foça too.

Foça had 10,805 registered residents at the end of 2024, according to the TÜİK address-based population count. Property data and official documents use neighbourhood names, so look for "Foça" rather than "Çalış".

Dalaman Airport’s operator describes Çalış beach as 4 km long, with winds that suit surfing and a Yörük tent museum at the far end.

Step 1: Work out how you will get there

### From Dalaman Airport

Dalaman Airport (DLM) is about 48 km from Fethiye, or around 45 minutes by road. MUTTAŞ, the transport company of Muğla Metropolitan Municipality, runs line **48-25 Fethiye Otogar – Dalaman Airport**. Return departures from the airport follow flight landing times. There are no reservations or advance tickets.

From the Fethiye bus station (otogar), you can take a taxi or a local bus to Çalış. See our guide to Dalaman Airport–Fethiye buses and AJet’s planned Dalaman flights to Germany for summer 2027.

### Local buses

Two MUTTAŞ lines serve Çalış, each about 10 km long:

– **3-23 Fethiye – Sahilden Çalış:** runs from the town centre past the Tuesday market area (Salı Pazarı stop) and Esnaf Hastanesi, then along the seafront to the Surf Cafe stop at the end of the beach. – **3-24 Fethiye – Günlükbaşı – Çalış:** takes an inland route via Günlükbaşı. On the trip from Çalış into town, it stops at the Otogar; MUTTAŞ does not list an Otogar stop on the outbound trip.

All MUTTAŞ vehicles take card payment. Timetables can change with weather and traffic, so check live times before you travel.

### By water taxi

Small boats run along the canal between Çalış and Fethiye harbour during the tourist season. A tour operator’s 2026/2027 guide says they leave about every half hour and take 30 to 40 minutes. Check locally whether they run in winter.

Step 2: Know the beach rules

Çalış and Koca Çalış are sea-turtle nesting beaches. In June 2026 the authorities tightened the rules on both beaches, Fethiye Times reported. Between 15 May and 15 September, loud music is banned from 8 p.m. to 8 a.m. Fethiye Municipality carries out inspections, and businesses that break the rules face fines of up to 819,000 TL.

If you are buying a beachfront flat or business, ask how these rules affect it.

Step 3: Understand the seasons and the climate

The State Meteorological Service’s long-term averages for Fethiye (as cited by Wikipedia) show average highs of about 34°C in July and August. In January, highs average about 16°C and lows about 5°C. Around 835 mm of rain falls a year, mostly in winter.

As a resort area, Çalış is much quieter out of season. Spend part of a winter here before you buy, and ask how the home is heated and whether it suffers from damp.

Step 4: Check the flood risk near the shore

Fethiye’s low-lying coastal neighbourhoods can flood in heavy rain. In October 2025, about 146 mm of rain fell in roughly two hours, NTV reported. Rising sea water flooded a street in the coastal Tuzla neighbourhood, and in Akarca residents used boats to reach their homes. In December 2025 the water utility MUSKİ reported drainage work to reduce flooding in the Cumhuriyet neighbourhood.

We found no report naming Foça in these floods. Even so, ask neighbours and the municipality whether a plot has flooded before. Check whether garages, storerooms or boilers sit below road level, and whether your home insurance covers flooding.

Step 5: Set up daily life

### Markets

Çalış has its own market on **Sunday**. The main **Fethiye market** is held on **Tuesday**, in tents by the river behind the municipal stadium; a smaller market runs on Friday, according to a local travel guide. Days can change, so ask locally.

### Healthcare

**Fethiye State Hospital** (Fethiye Devlet Hastanesi) is the main public hospital in the district. The British government’s list of medical facilities includes the private **Lokman Hekim Hospital** in Fethiye, with English-speaking staff. The British government does not endorse any provider on the list.

Foreign residents usually need health insurance for their residence permit. See our explainers on health insurance for foreign residents and booking state hospital appointments through MHRS.

### Schools

State schools teach in Turkish, are free and accept resident foreign children. The Education Ministry has been easing their registration. If you want a private or international-curriculum school, visit and check its licence and curriculum yourself.

### The expat community

We found no official figure for the number of foreigners living in Çalış. Fethiye Times, an English-language local paper, is a useful way to follow local rules and news.

Step 6: Know the Coastal Law

Under the Coastal Law (Kıyı Kanunu, Law 3621 of 1990), the shore is state land and open to everyone. Nothing may be built on it, and walls and fences are banned. Behind the shoreline edge line (kıyı kenar çizgisi), set by a commission of the governor’s office, runs a coastal strip at least 100 metres wide. Buildings may come no closer than 50 metres to the line, and the land in between may only be used for footpaths, promenades and recreation. Where there is no implementation plan, nothing may be built in the strip at all.

For a seafront home in Çalış, ask where the line runs. A garden, pool, wall or extension on the shore or within 50 metres of the line is a warning sign.

Step 7: Rent before you buy

Emlakjet’s data put average asking rents in September 2026 at 434 TL per square metre in Foça (about 43,806 TL a month), up 23.6% in a year. The Fethiye district average was 351 TL (about 38,624 TL), and the coastal Tuzla neighbourhood averaged 335 TL. These are listing averages, not agreed rents.

Many Çalış owners let to holidaymakers in summer, so some flats are offered only for the winter. Ask about the full year before you sign. Read our guide to renting a home in Türkiye as a foreigner, and note the annual rent increase cap for renewals.

Step 8: Buy with the right checks

According to Emlakjet’s market pages, which credit Endeksa for the data, homes in Foça were advertised at an average of 103,225 TL per square metre in September 2026, up 26.1% in a year. Tuzla averaged 84,987 TL in September, and Fethiye district averaged 79,747 TL in July 2026. These are asking prices, and individual properties vary widely.

Points to check:

1. **Zoning.** Ask the municipality for the parcel’s plan status in writing, and check that the building matches it. 2. **Coastal setback.** For anything near the beach, find out where the shoreline edge line runs (see Step 6). 3. **Title and habitation certificate.** Ask for the title deed, building permit and habitation certificate (iskan). Our zoning amnesty explainer explains why an amnesty certificate is not the same thing. 4. **Holiday lets.** Renting a home to tourists needs a permit from the Culture and Tourism Ministry. In a building with more than one unit, all the other owners must agree. Read our short-term rental explainer before counting on summer income. 5. **Land and villas.** Planning to build? Read our guide to buying land and building a villa. 6. **Costs and residence.** Budget for the title deed fee and other buying costs. The thresholds are USD 200,000 for a residence permit in most cases and USD 400,000 for citizenship.

Our main buying guide covers the full process.

Bottom line

Çalış suits people who want a beach suburb with buses and boats into Fethiye, and who accept prices above the district average. Before you buy, check the coastal setback, the iskan, the holiday-let permit position and the flood history of low-lying plots, and spend some time there in winter.
