Datça is the long, narrow peninsula that runs west from Marmaris between the Aegean and the Mediterranean. Its harbour town, stone villages and the ruins of Knidos draw holidaymakers, sailors and foreigners looking for a quieter life on the Muğla coast. This guide reflects the position in October 2026.

**Key points**

– Datça district has 12 official neighbourhoods (mahalle). The harbour town, **İskele**, is the centre. – Datça is about 150 km, or roughly two and a half hours by road, from Dalaman Airport. There is no direct airport bus. – MUTTAŞ line **48-16** links Datça with Marmaris. In season, a car ferry runs to Bodrum. – The whole peninsula lies inside the **Datça-Bozburun Special Environmental Protection Area**, so plans and building rules are stricter than usual. – Asking prices averaged about 106,500 TL per square metre in July 2026, according to Emlakjet and Endeksa data.

This is general information, not legal or financial advice. Check rules that affect you with a lawyer or the relevant official office.

Where Datça is

The peninsula has about 235 km of coastline and 52 coves, according to Dalaman Airport’s regional guide. The ancient city of Knidos sits at Tekir, the western tip. Datça district covers 436 square kilometres and had 25,029 registered residents at the end of 2022, according to TÜİK figures cited by Wikipedia.

Step 1: Choose a neighbourhood by its official name

Property documents and price data use official neighbourhood names, not the names of coves or resorts. Datça’s 12 neighbourhoods are Cumalı, Datça, Emecik, Hızırşah, İskele, Karaköy, Kızlan, Mesudiye, Reşadiye, Sındı, Yaka (also written Yakaköy) and Yazı (Yazıköy).

– **İskele** is the town centre and harbour. – **Reşadiye** was the original administrative core of the town until the centre moved to the harbour. – **Eski Datça** (Old Datça), known for its stone houses and narrow streets, is a separate quarter inland from the harbour. Property listings for Eski Datça are filed under the **Datça** neighbourhood on Emlakjet, so check which name appears on the title deed. – Western villages such as Mesudiye, Yazı and Cumalı are quieter and more rural.

Step 2: Plan how you will get there

### From Dalaman Airport

No MUTTAŞ airport bus runs to Datça. The usual public transport route is in two stages:

1. Take MUTTAŞ line **48-26 Dalaman Airport – Marmaris Otogar** (about 100 km). Return trips from the airport follow flight landing times. There are no reservations or advance tickets. 2. Change at Marmaris bus station to line **48-16 Datça – Marmaris** (72 km).

In the timetable updated on 26 October 2026, the last bus from Marmaris to Datça left at 20:30 every day, with fewer trips at weekends. Check live times before a late arrival. See also AJet’s planned Dalaman and Bodrum flights to Germany for summer 2027.

### From Bodrum Airport, via the ferry

MUTTAŞ line **48-24** links Milas-Bodrum Airport with Bodrum Torba Otogar (40 km). It meets domestic arrivals; the page notes that pick-up and drop-off at the international stop are not allowed under a decision of the airport operator.

From Bodrum, Bodrum Ferryboat runs a car ferry from the castle port to Körmen, on the north coast of the peninsula, where Kairos Marina is. The crossing takes about 1 hour 45 minutes. According to the operator’s 2026 schedule as published by Feribotseferleri, there are up to four sailings a day each way in high summer, two in October, one a day from 1 to 15 November, and only selected days from mid-November and in December. Fares from 875 TL per adult and 2,950 TL per car were listed on a page updated in July 2026; prices are dynamic, so check before you travel.

MUTTAŞ line **9-8 Datça – Karaköy** stops at the "Datça – Bodrum Feribotu" stop, connecting the ferry with the town.

### Getting around

MUTTAŞ runs 15 lines in the district, including **9-1** from the town to Eski Datça and Reşadiye, **9-5** to Palamutbükü and **9-4** to Aktur. All MUTTAŞ vehicles accept card payment. Outside summer, many residents rely on a car.

Step 3: Understand the protected-area rules

Datça sits inside the **Datça-Bozburun Special Environmental Protection Area** (Özel Çevre Koruma Bölgesi, ÖÇK), declared on 22 October 1990 and covering about 1,443 square kilometres of the Datça and Bozburun peninsulas, according to the Environment Ministry.

What this means for buyers:

– **Who approves plans.** In these areas, the Environment Ministry’s General Directorate for Nature Conservation makes, approves and changes plans at every scale, under Presidential Decree No. 1. The municipality is not the only authority to ask. – **The governing plan.** The 1/25,000 Datça-Bozburun environmental plan revision was approved in April 2018 and amended in December 2023. – **Architecture.** The plan requires buildings to follow the regional style. Brick or block façades must be plastered and whitewashed, and exposed stone left unplastered. The 2023 amendment allows wood-look plastic window frames as well as wooden ones.

Before you buy land or plan an extension, get the parcel’s plan status in writing.

Step 4: Know the Coastal Law

Under the Coastal Law (Kıyı Kanunu, Law 3621 of 1990), the shore is state land and open to everyone. Nothing may be built on it, and walls and fences are banned. Behind the shoreline edge line (kıyı kenar çizgisi) runs a coastal strip at least 100 metres wide. Buildings may come no closer than 50 metres to the line, and the land in between may only be used for footpaths, promenades and recreation. Where there is no implementation plan, nothing may be built in the strip at all.

On a peninsula of coves, a jetty, wall, pool or extension near the water is a reason to ask where the line runs.

Step 5: Know the seasons and the climate

NOAA’s 1991–2020 normals for Datça (as cited by Wikipedia) show average highs of about 33°C in July and August, and about 15°C in January, with January lows around 10°C. About 687 mm of rain falls a year, mostly in winter. Almond trees blossom in February, when the town holds an almond blossom festival.

Ferries and buses thin out in winter, so visit off-season before you commit.

Step 6: Set up daily life

### Healthcare

**Datça State Hospital** (Datça Devlet Hastanesi) is the public hospital on the peninsula. Its website lists an emergency clinic, intensive care, haemodialysis and core specialties such as general surgery and paediatrics. Marmaris has two state hospitals. Foreign residents usually need health insurance for their residence permit; see our explainer on health insurance for foreign residents.

### Markets

The main Datça market is held on **Saturdays** on Vatan Caddesi in İskele, with local produce, village bread, honey and almonds, according to Culture Trip. Ask locally, as days and sites can change.

Step 7: Rent before you buy

Emlakjet’s data, based on Endeksa, put the average rent in Datça district at 477 TL per square metre in September 2026, or about 37,072 TL a month, up 26.8% in a year. Neighbourhood averages ranged from 557 TL in the Datça neighbourhood and 498 TL in İskele down to 272 TL in Sındı. These are listing averages, not agreed rents.

Many owners let to holidaymakers in summer, so ask about year-round terms. Read our guide to renting a home in Türkiye as a foreigner and note the annual rent increase cap for renewals.

Step 8: Buy with the right checks

Emlakjet’s market page, with data from Endeksa, put the average asking price in Datça at 106,542 TL per square metre in July 2026, up 14.9% in a year. The average advertised home cost about 11.7 million TL. The Datça neighbourhood was the most expensive at 143,476 TL; İskele averaged 102,690 TL, Reşadiye 114,248 TL and Yazı 67,182 TL. Individual properties vary widely.

Points to check:

1. **Plan status.** Get the parcel’s status under the ÖÇK plans in writing (see Step 3). 2. **Coastal setback.** For anything near the water, find out where the shoreline edge line runs. 3. **Title and habitation certificate.** Ask for the title deed, building permit and habitation certificate (iskan). Our zoning amnesty explainer explains why an amnesty certificate is not the same thing. 4. **Holiday lets.** Renting a home to tourists needs a permit from the Culture and Tourism Ministry, applied for through e-Devlet. In a building with more than one unit, all the other owners must agree by notarised resolution. Read our short-term rental explainer. 5. **Costs and residence.** Budget for the title deed fee and other buying costs and check the cost of living in Türkiye. The thresholds are USD 200,000 for a residence permit through property in most cases and USD 400,000 for citizenship.

Our main buying guide covers the full process.

Comparing nearby areas

See our guides to living in Marmaris and İçmeler, living in Bodrum, living in Fethiye and Dalyan and Köyceğiz, and our comparison of places to buy.

Bottom line

Datça suits people who want a quiet coastal community and accept longer journeys to airports and hospitals. Before you buy, check the parcel against the protected-area plans, the coastal setback, the iskan and the holiday-let permit position, and spend part of a winter there.

Frequently asked questions
