Didim is a coastal district in Aydın province, on the Aegean coast between Kuşadası and Bodrum. Its beach resort, Altınkum, has drawn foreign buyers for decades, and since about 2000 a large British community has grown up there. This guide reflects the position at the end of October 2026.

**Key points**

– Didim is in **Aydın province**, not Muğla, so its official offices are Aydın offices. Property data and title deeds use neighbourhood (mahalle) names such as Altınkum, Efeler, Çamlık and Hisar. – Milas-Bodrum Airport is about 80 km away and İzmir Adnan Menderes Airport about 145 km away, according to a 2025 travel guide. – Homes in Didim were advertised at an average of **57,175 TL per square metre** in September 2026, according to Emlakjet, using Endeksa data. That was 18.5% higher than a year earlier. – Under the Coastal Law, nothing may be built within 50 metres of the shoreline edge line. – Renting a home to holidaymakers needs a permit from the Culture and Tourism Ministry.

This is general information, not legal, tax or financial advice. Check rules that affect you with a lawyer, a licensed agent or the relevant official office.

Where Didim is

Didim district covers 424 square km, according to Wikipedia. Aydın, the provincial capital, is 123 km away. Söke is the neighbouring district to the north-east. The district includes the ancient Temple of Apollo at Didyma, and the ruins of Miletus lie near Balat. The Bafa Lake nature park and the Büyük Menderes delta are close by.

Didim Marina (D-Marin Didim), opened in 2009, has berths for boats of 8 to 50 metres and a repair yard.

Step 1: Plan how you will get there

### From Milas-Bodrum Airport

Milas-Bodrum Airport (BJV) is the closer airport. A travel guide updated in April 2025 puts it about 80 km, or roughly 1 hour 15 minutes, from Didim by car. A Turkish airport-transport guide updated on 30 October 2026 gives 82 km.

That guide lists Havaş shuttles from the airport to Bodrum and Güvercinlik, but no Havaş route to Didim. Didim’s local paper Voices has reported a Havaş Didim service in the past, so check before you fly whether a seasonal shuttle runs. Otherwise, plan on a pre-booked transfer or a taxi.

Intercity buses also run between Didim and Bodrum. In late October 2026, the ticket site obilet listed two departures a day, run by Didim Seyahat and Kamil Koç, taking about 1 hour 45 minutes between Didim Otogar and Bodrum Torba bus station. These buses do not list an airport stop.

### From İzmir Adnan Menderes Airport

İzmir Adnan Menderes Airport (ADB) is about 145 km, or roughly two hours, from Didim by car. Without a car, you can go via İzmir Otogar, the main bus station. In late October 2026, obilet listed 49 daily buses from İzmir Otogar to Didim, taking about 2 hours 27 minutes on average.

For flights, see our report on new AJet routes from Dalaman and Bodrum to Germany.

Step 2: Learn the neighbourhoods

Locals and estate agents often say "Altınkum" for the whole resort. Official documents use mahalle names. The main ones are below, with populations from the TÜİK address-based population count, as cited by Wikipedia.

– **Efeler:** The largest neighbourhood, with 25,566 residents at the end of 2024. – **Hisar** (10,723 in 2024) and **Cumhuriyet** (10,476 in 2024): Two of the most populous neighbourhoods. – **Altınkum:** The beach and promenade area, with 5,516 residents in 2022. Its main beach is a long, wide stretch of sand, and Didim Marina lies beyond the western beaches. – **Çamlık:** 8,497 residents in 2024. – **Mavişehir:** A small neighbourhood with 1,520 residents in 2024. A popular night market is held there. – **Akbük:** A separate bay resort that was a town in its own right until 2013. It had 7,643 permanent residents in 2022, and around 50,000 to 60,000 people in summer, according to Wikipedia. – **Balat:** A small village neighbourhood near the ruins of Miletus, with 1,036 residents in 2022.

Other neighbourhoods include Yalıköy, Mersindere, Denizköy, Fevzipaşa, Yeni, Akköy and Ak-Yeniköy.

Step 3: Understand the seasons

The State Meteorological Service (MGM) does not publish separate long-term figures for Didim. For Aydın city, inland, its 1940–2025 averages show highs of about 36°C in July and 13°C in January, with most rain from November to February. Wikipedia gives Didim’s daytime averages as about 34°C in summer and 14°C in winter.

Didim gets much quieter out of season. Spend part of a winter there before you buy, and ask about heating and damp.

Step 4: Set up daily life

### Healthcare

**Didim State Hospital** (Didim Devlet Hastanesi) is the public hospital. In May 2021, the Health Ministry announced a 75-bed annex for it, saying the old building had become too small for winter growth and summer crowds. The British government’s list of medical facilities includes the private **Egemed Hospital**, which has branches in Didim and Söke and English-speaking staff. The British government does not endorse any provider on the list.

Foreign residents usually need health insurance for their residence permit. See our explainer on health insurance for foreign residents.

### Markets

Didim has weekly street markets, including an evening market in Mavişehir. Days and sites can change, so ask locally.

### Paperwork

Once you have an address, register it and get an e-Devlet password. See our guides to address registration, e-Devlet passwords and the moving to Türkiye checklist.

Step 5: Know the Coastal Law

Much of Didim’s housing stands close to the sea, so the Coastal Law (Kıyı Kanunu, Law 3621 of 1990) matters.

– The shore is open to everyone. Walls, fences and similar barriers are banned there, with limited exceptions such as ports and piers built under a plan. – The shoreline edge line (kıyı kenar çizgisi) is set by a commission of the governor’s office and approved by the ministry. – Behind the line runs a coastal strip at least 100 metres wide. Buildings may come no closer than 50 metres to the line. The land in between may only be used for footpaths, promenades, rest areas and recreation. – Where there is no implementation zoning plan, nothing may be built in the strip at all.

For a seafront flat or villa, ask where the line runs. A garden wall, pool or extension close to the shore is a warning sign.

Step 6: Rent before you buy

We found no reliable, current average rents for Didim in October 2026, so compare several live listings and visit before you sign.

Some owners let to holidaymakers in summer, so some homes are offered only for the winter. Ask about the full year before you sign. Read our guide to renting a home in Türkiye as a foreigner, and note the annual rent increase cap for renewals.

Step 7: Check prices and the property

According to Emlakjet’s market pages, which credit Endeksa for the data, homes in Didim were advertised at an average of 57,175 TL per square metre in September 2026. Some neighbourhood averages for the same month were:

– Altınkum: 66,040 TL, up 13.3% in a year – Çamlık: 64,621 TL – Akbük: 61,308 TL – Cumhuriyet: 56,647 TL – Efeler: 56,113 TL – Hisar: 54,084 TL

These are asking prices from listings, not sale prices, and individual homes vary widely. For Altınkum, Emlakjet estimates a payback period of about 15 years from rent.

Points to check:

1. **Title deed and habitation certificate.** Ask for the title deed, the building permit and the habitation certificate (iskan). Our zoning amnesty explainer explains why an amnesty certificate is not the same thing. 2. **Zoning.** Ask Didim Municipality for the parcel’s zoning status in writing, and check that the building matches its permit. 3. **Coastal setback.** For anything near the sea, find out where the shoreline edge line runs (see Step 5). 4. **Holiday lets.** Under Law 7464, renting a home to tourists needs a permit from the Culture and Tourism Ministry, applied for through e-Devlet. In a building with several units, all the other residential owners must agree unanimously, and the decision must be notarised. Read our short-term rental explainer before counting on summer income. 5. **Costs and residence.** Budget for the title deed fee and other buying costs. For homes bought since 16 October 2023, a residence permit through property generally needs a purchase worth at least USD 200,000. See also our citizenship by investment explainer. 6. **Payment rules.** Note the delay to the secure payment system for property sales.

Our main buying guide covers the full process, and our cost of living guide helps with budgeting.

Comparing other areas

Bottom line

Didim suits people who want a sandy beach, an established English-speaking community and good links to both Bodrum and İzmir. Before you buy, check the title deed and iskan, the coastal setback, the zoning and the holiday-let permit position, and spend some time there in winter.
