Marmaris and its neighbour İçmeler sit on a sheltered bay on the south-west coast of Türkiye, in Muğla province. Both are busy resorts in summer and quieter towns in winter. This guide covers transport, neighbourhoods, healthcare, schools, shopping, renting and buying, as things stand in October 2026.
**Key points**
– Dalaman Airport is the nearest airport. MUTTAŞ line 48-26 links it with Marmaris bus station on a 100 km route. – The main residential areas are Marmaris centre, Armutalan, Siteler and Beldibi. İçmeler and Turunç are smaller resort neighbourhoods. – Marmaris State Hospital moved to a new 200-bed building in September 2024. Private hospitals also operate in the town. – Life is seasonal: ferries, boats and many businesses scale back in winter.

Where Marmaris and İçmeler are
Marmaris is a district of Muğla province, where Türkiye’s Aegean and Mediterranean coasts meet. The district had 97,818 registered residents in 2022, according to address-based registration figures. Muğla province as a whole had 1,099,547 residents in 2025, TÜİK figures show.
The town wraps around a pine-backed bay. İçmeler, at the south-western end of the same bay, was a separate town (belde) until 2013 and is now a neighbourhood of Marmaris, with 6,735 registered residents in 2022.
Registered numbers understate the real population: around 100,000 people are estimated to live in second homes across Muğla without registering there.
Getting there
### Dalaman Airport
Dalaman (DLM) is the main airport for Marmaris.
1. **Airport bus.** MUTTAŞ, the transport company of Muğla Metropolitan Municipality, runs line 48-26 between Marmaris Otogar and Dalaman Airport. The route is 100 km, with stops at Gökova Kavşağı, Köyceğiz and Ortaca. 2. **Departures to the airport.** These are scheduled day by day; check the MUTTAŞ timetable the day before you fly, as night departures are listed under the previous day. 3. **From the airport.** Buses are timed to flight arrivals, mainly domestic ones, not a fixed timetable. 4. **Tickets.** You cannot book ahead; MUTTAŞ says card payment is accepted on board. 5. **Taxi or transfer.** Useful for late arrivals and luggage. Confirm the fare when you book.
Our guide to getting from Dalaman Airport to Fethiye explains how the MUTTAŞ airport buses work and how flights change in winter. For new routes, see our report on AJet’s direct flights from Dalaman and Bodrum to Germany.
### Milas-Bodrum Airport
Milas-Bodrum (BJV) sometimes has better fares or routes. MUTTAŞ lists no direct bus from Marmaris; its airport lines run from Muğla’s Menteşe bus station and from Bodrum. Without a car, you can take line 48-7 from Marmaris to Menteşe and then line 48-22 to the airport, or book a transfer.
Neighbourhoods
### Marmaris centre
The centre has the old town around the castle, the bazaar and Netsel Marina, with more than 750 berths. It is walkable and convenient, but noisy in high summer.
### Armutalan
Armutalan, a separate town until 2013, is the largest residential area, with 23,636 registered residents in 2022. Expect apartment blocks, schools and everyday shops rather than hotels. MUTTAŞ runs three town lines (10-2A, 10-2B and 10-2C) between the centre and Armutalan.
### Siteler
Siteler lies west of the centre, towards İçmeler, and had 6,644 registered residents at the end of 2024. MUTTAŞ line 10-12 connects it with the bus station.
### Beldibi
Beldibi is a residential area with a Sunday market and a private hospital. It is linked to the centre by MUTTAŞ line 10-16A.
### İçmeler
İçmeler has its own beach, with pine forest on the hills behind. It is generally quieter than central Marmaris. MUTTAŞ lines 10-1A and 10-1B link it with the town centre and the state hospital. In season, shuttle boats also cross the bay.
### Turunç and the peninsula
Turunç is a small bay about 20 km south of Marmaris, over a hilly road. It had about 1,900 residents in 2022, and its tourist season runs roughly from April to October. MUTTAŞ line 10-15 serves it. Further out, villages on the peninsula such as Hisarönü and Orhaniye are reached on MUTTAŞ lines 10-8 and 10-9. This Hisarönü is not the Hisarönü near Fethiye. In these villages, check winter services, shops and road access before you commit.
If you are comparing coastal towns, see our guides to living in Fethiye, living in Bodrum and living in Antalya.
Year-round and seasonal life
From late spring to autumn, Marmaris is a full resort, with yachts, day boats and crowded beaches. In winter many hotels and seafront businesses close or cut their hours, and İçmeler and Turunç become much quieter. Marmaris centre, Armutalan and Beldibi stay active all year because most residents live there.
Before buying, spend part of a winter in the area. A flat in a complex that empties out after October can feel isolated in January.
Climate
Summers are hot: under NOAA’s 1991-2020 normals, the average daily maximum in July and August is around 35°C. Winters are mild but wet. Annual rainfall averages about 1,257 mm, and most of it falls between November and January, with December the wettest month. Check how a property is heated, whether it is damp, and whether it is properly insulated.
Healthcare
**Marmaris State Hospital** (Marmaris Devlet Hastanesi) began treating patients in its new building on 23 September 2024. It has 200 beds, operating theatres, intensive care, and an imaging unit with MRI and CT scanners. MUTTAŞ line 10-1B runs between the new hospital and İçmeler.
For private care, the UK government’s list of medical facilities includes **Ahu Hospital** in Marmaris, with English-speaking staff. **Özel Yücelen Hospital** operates in Beldibi.
Foreign residents usually need health insurance for their residence permit. See our explainers on health insurance for foreign residents and booking state hospital appointments through MHRS.
Schools
State schools teach in Turkish and are free. Foreign children living in Türkiye can enrol, and the Education Ministry has been easing school registration for foreign children. Marmaris also has private Turkish schools, some with extra English teaching. We could not confirm a school in the town offering a fully international curriculum such as IB or British GCSEs, so families who need one should check options before they move.
Shopping and markets
Marmaris has supermarket chains and a covered bazaar in the centre. The municipality renovated the Thursday market area (Perşembe Pazarı) in 2026. Local guides list these weekly markets:
– **Thursday:** Marmaris town market – **Wednesday:** İçmeler – **Sunday:** Beldibi
Days and locations can change, so ask locally before you go.
Renting
According to Emlakjet’s market data, the average asking rent in Marmaris was 475 TL per square metre in September 2026, or about 45,083 TL a month. The average was about 57,106 TL in Armutalan and 35,254 TL in İçmeler. These are listing averages, not the rents people actually pay.
Before signing, read our guide to renting a home in Türkiye as a foreigner. Note the annual rent increase cap for renewals, and register your address once you move in.
Buying property
Homes for sale range from older apartments to flats in complexes with pools, hillside villas and new-build projects. According to Emlakjet’s market page, which credits Endeksa for the analysis, homes for sale in Marmaris were advertised at an average of 97,916 TL per square metre in July 2026. That figure is based on asking prices, and individual properties vary widely.
Foreigners bought 21,534 homes across Türkiye in 2025, the lowest figure in nine years, TÜİK data show. Muğla was among the top ten provinces for sales to foreigners.
Practical steps:
1. **Fix your purpose.** Decide whether you will live there, let the property out or apply for residence or citizenship. If you plan holiday lets, read the short-term rental permit rules first. 2. **Check the title and permits.** Ask for the title deed, building permits and the habitation certificate (iskan) before you pay anything. 3. **Be careful with off-plan.** For new projects, read our off-plan buying guide. 4. **Budget for the costs.** Plan for the title deed fee and other buying costs. 5. **Know the residence and citizenship rules.** See our explainers on residence permits through property and citizenship by investment, where the property threshold has been USD 400,000 since 2022.

Ferries to Rhodes
Fast catamarans cross from Marmaris to Rhodes, which is in Greece, in about an hour. Yeşil Marmaris Lines is the main Turkish operator. Booking platforms also list Sea Dreams on the route. Timetables are busiest from spring to autumn and are cut back in winter, when some days have no sailing and bad weather can cancel crossings.
Rhodes is in the Schengen area, so check passport and visa rules before you travel.
Practical tips
– **Get the paperwork in order.** Our moving to Türkiye checklist covers the tax number, residence permit and other first steps. – **Check exposure to storms.** Autumn and winter storms can hit the Muğla coast hard, so check a property’s drainage and exposure. – **Budget for living costs.** See our cost of living in Türkiye guide for wider figures.
Bottom line
Marmaris and İçmeler suit people who want a working town with a resort on its doorstep, a state hospital nearby and good links to Dalaman Airport. Choose your neighbourhood for how it feels in winter, not in July, and check every property document before you buy.
